[ARCHIVED] Local farmstead downzoned

Over the past few years, aspiring developers of properties at the northwest corner of Rochester and Rt. 19, including the Meeder farm with its iconic red barn, have been unable to reach an understanding with the Township over the extent of roadway improvements which would be needed to accommodate the level of development allowed under the properties’ current CCD-3 zoning designation – the Township’s most dense and intensive zone designation, intended primarily for commercial uses. Accordingly, at its December 14 meeting, Cranberry’s Board of Supervisors agreed to change the properties’ zoning overlay to a less intense CCD-2, which has also been used for Park Place, Bellevue Park, and other developments. The change offers a better match for the capabilities of whatever future improvements may be needed to handle anticipated development. The changes would reduce the allowable density of dwelling units per acre, expand the amount of open space, limit the amount of paving and cap the heights of buildings.
