What is a Conditional Use?
Conditional use is a process by which the Township can attach reasonable conditions and public safeguards that go beyond the general standards stipulated in its Code of Ordinances before issuing permits for certain types of construction projects.

Who needs to obtain Conditional Use approval?
Allowed uses for each zoning district are listed in Chapter 27 of the Township’s Code of Ordinances, It also specifies which of them require Conditional Use approval. .

Are there specific regulations for a Conditional Use?
Yes. All Conditional Uses must meet the general standards set forth in Chapter 27 of the Township’s Code of Ordinances In addition, special requirements apply to specific uses and conditions. An initial discussion with a Planning & Development Services staff member is recommended prior to submission of any Conditional Use application. Initial contact can be arranged by calling 724-776-4806, extension 1104.

How is Conditional Use approval obtained?
After submission of a Conditional Use application along with all required fees and supplemental materials for staff review, a public hearing will be held with final consideration by the Township’s Board of Supervisors.

How much does it cost to file a Conditional Use application?
Please consult the Township’s Fee Resolution and contact Planning & Development Services, 724-776-4806 x1104, for confirmation.

When do I need to submit my Conditional Use application?
Application deadlines are set in January. Please see the Planning & Development Services online calendar for all submittal deadlines.

Is Conditional Use approval separate from zoning approval?
Yes. A Conditional Use approval only means that the proposed use has been permitted by the Township’s Board of Supervisors for the property in question. Zoning approval is a separate process which verifies that the property and/or building has been inspected and found to satisfy all of the required conditions, documentation, permitted uses, and building codes that apply to the proposed project.

If I want to expand, do I need to obtain another Conditional Use approval?
Yes. The square footage of a Conditional Use application is documented during a public hearing and locked in after approval by the Board of Supervisors is granted. Any expansion of a Conditional Use requires a new approval reflecting the revised size.
